Can you hold a place before I apply?
Unfortunately, we cannot hold a property without a completed application and approval. To secure a property, please submit your application as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Legally, we cannot accept more than the first month’s rent and a security deposit at lease signing. -
How old do you have to be to apply?
You must be at least 18 years old to apply for a rental property. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided you meet all the terms of the lease, leave the property in good condition, and settle any outstanding balances. -
Who needs a cosigner?
Applicants who do not meet income or credit requirements may need a cosigner. Cosigners must also complete an application and meet financial criteria. -
You have a property I want to rent. How do I apply?
To apply for a property, visit our website and complete the online application form. You’ll need to provide proof of income, identification, and references. -
How do I pay rent?
Rent can be paid online through our secure tenant portal, by check, or by money order. No other payment methods are accepted. -
I want to get a pet. What do I do?
Check your lease agreement to ensure pets are allowed. Note that we cannot charge additional fees or deposits for pets. Please contact us through the tenant portal for further guidance. -
I want to move out, but my roommate wants to stay. What do I do?
Notify us in writing about your intent to move out. Your roommate may need to sign a new lease or an addendum, and the remaining tenant must meet all lease requirements. -
My lease expiration is coming and I want to move out. What do I do?
Provide written notice at least 30-60 days before your lease ends, as specified in your agreement. Follow move-out instructions to ensure a smooth transition and deposit refund. -
Who is responsible for paying for repairs & maintenance requests?
Tenants are responsible for minor repairs or damages caused by misuse. Landlords handle major repairs and maintenance as outlined in the lease. Submit a maintenance request through the maintenance portal here. -
What happens if I miss a rent payment?
Late fees are charged if rent is not paid by the 5th of the month. Please review your lease to see the specific late fee amount. -
